RENTAL POLICIES – PLEASE READ CAREFULLY

Reservations

We accept reservations by E-mail and telephone. When making reservations, it is helpful to know your dates of your vacation. If you have special requests or certain amenities that are necessary, please let us know at this time. While we try to always provide accurate information, please note that verbal misquotes on rental rates, property description or policies, will not be honored. Rates are subject to change until confirmed.

Confirmed Reservations

Reservations are only considered confirmed with payment of an appropriate reservation deposit (as published on our RENTAL RATES page).

Rental Discounts

Rental Discounts offered and applied to the rental fees, are applied as per the published discount offering descriptions and are not retro-active and/or additive with any other discounts offered. All discounts may be discontinued at any time prior to a Confirmed Reservation being taken. Additional and/or special discounts may be offered and/or applied at the sole discretion of FRECHETTE-VACATION-HOMES administration. In any case, any and all discounts applied will be confirmed in writing to the renter at the time that a Confirmed Reservation is made.

Cancellations / Reservation Changes

If the reservation and/or rental is canceled before the full rent is paid, the deposit is forfeited. This deposit can be applied to another rental within the same calendar year. If the rental has been paid (3 weeks prior to arrival), and then the rental is canceled, every effort will be made to re-rent the rental unit. If the unit is rented, the renter is relieved of the financial obligation and a refund will be made for the full rent. If the accommodation is not re-rented, the renter is obligated to pay the rent and tax for the dates reserved. There would be a refund of the damage and reservation deposits (which would have been applied to and/or refunded after the rental). The rental can also be re-scheduled for another time in the same calendar year for the same time period at a rate equal to or greater than the agreed rental rate.

Rental Payment

Advance payment of 100% of the total rent is required 3 weeks prior to arrival. This payment can be made in the form of a cashier's check, money order, or personal check or credit card. If the reservation occurs such that arrival will be less than 3 weeks, payment must be made by credit card. A damage deposit is due at the same time. Upon receipt of your payment, a confirmation will be sent to you. Any exceptions to the conditions and policies must be approved by us in writing.

Sales Tax

An 11.5% Florida tax is added to all reservations at the time the reservation is made. This tax applies to any and all charges and fees where applicable.

Security / Damage Deposits

If damage occurs during your stay, please let us know immediately. You are responsible for your damages and will be billed accordingly. A security/damage deposit is required in accordance to the amounts published on the RENTAL RATES page. Any damage that occurs during your stay will be deducted from your damage deposit. Damage Deposits will be refunded, promptly within 2 weeks after your departure, less any charges.

Check-in time

Our check-in time is after 3:00 P.M., CT. Please note this is not guaranteed,
but every effort will be made to have your property ready by 4:00 P.M., CT.

Check-out Time

Our check-out time is 10:00 A.M., CT on your scheduled departure date.
A timely departure is greatly appreciated to allow our housekeeping services to start on schedule.

Check-out Conditions

Please follow the check-out conditions listed.
We ask that our guests leave the property in the same general condition
as it was found at initial check in.

1) Return all furnishings to original positions.

2) Place all dishes and glasses in the dishwasher and start the cycle.

3) Empty refrigerator.

4) Bag and place all trash in the trash cans provided.

5) Leave the bed unmade and place all dirty towels in the bathtub.

6) Close and lock all windows and doors and close the drapes.

7) Please check under beds, behind doors, and in all drawers and closets for your personal items.

8) Turn the air conditioner up to 78 degrees in the summer, and down to 65 degrees in the winter.

9) Leave any keys on the dining table and pull the door shut.


Telephones
Please note that local phone use is included in your rate and you are solely responsible for all long-distance toll charges and surcharges. Long-distance phone service is not included.

Fire Works
No fireworks are allowed on porches, decks and / or wooden walkways. You must keep all fireworks on the beach to avoid a fine.

Noise
All noise, including without limitation, talking, singing, television, radio, record player, CD, DVD, tape recorder or musical instrument, shall be kept at such volume level that the noise is not audible outside of the boundaries of the unit from which it originates.

Balconies, Windows, Terraces & Doors
Nothing shall be dropped, thrown, swept, or otherwise expelled from any window, door balcony or terrace.

Pets, Smoking, Grilling

~ ABSOLUTELY NO PETS ALLOWED

~ ABSOLUTELY NO SMOKING ALLOWED INSIDE OR ON BALCONIES

~ CHARCOAL GRILLING ALLOWED BY WRITTEN PERMISSION ONLY

General Information

Bring your own Beach Towels

Bath towels & linens are provided only for use inside of the unit & are not to be taken to the beach. An accounting of the all linens / towels will be conducted when housekeeping does their inspection.

Hurricane Evacuation and Refunds

No refunds will be given unless the National Weather Service orders mandatory evacuations
that include the Perdido Key area due to a "Tropical Storm or Hurricane." We will refund:

A) Any unused portion of rent from a guest currently registered
when mandatory evacuation has been ordered.

B) Any advance rents collected or deposited for a reservation that
is scheduled to arrive during the evacuation period.

Occupancy / Age Requirements

We are very serious about maintaining a family atmosphere for the quiet enjoyment of our guests. We do not rent to groups of teenagers with or without chaperones regardless of whether the chaperones are parents of one of the teenagers. We will rent to family groups, married couples, and RESPONSIBLE ADULTS over the age of 25; proof of age is required. Violation of the above will result in immediate eviction without refund of rent. Exceptions to this must be given by the owner to the renter in writing.

Housekeeping and Maintenance

Every effort is made to have our units clean and all equipment in good working order. Even the newest or best maintained equipment occasionally malfunctions. Upon arrival, if you find any housekeeping or maintenance problems, please call us. If you are a late arrival, please notify us of any problems you may have by 10:00 A.M. the next morning. If we have not heard from you by this time, we will assume that you found your property in acceptable condition.

WRITTEN EXCEPTIONS

Any exceptions to the above-mentioned policies must be approved in writing in advance.
